Which one in Preston please Alan?

I am assuming it isn't Preston Docks, so is it Pendle Marine?

...........pleased to offer for sale this boat sales, moorings and hire business with cafe, ideally situated on the banks of the Lancaster canal in Catforth, Preston.

The premises are set within a highly desirable rural trading location, adjacent to a main road offering ease of access. There are a number of residential areas in the locale, with others earmarked for development in the near future. There is ample car parking on-site and a bus stop close by.

The Lancaster Canal has approximately 41 miles of lock-free waterway, comprising the longest uninterrupted stretch in the country, connecting to the national canal network via the Ribble Link.

Catforth village has a number of amenities including a local pub, school and store. Preston city centre, with its wide range of attractions, amenities and facilities lies approximately 4 miles to the south.

The M6 and M55 motorways are close by.

The business was established in 1984 by the current owner, who has developed an excellent reputation, both locally and further afield, providing boatyard facilities. The business is only now offered for sale due to retirement.

The current owner supplies and sells new and used boats for all tastes and budgets. Engines and accessories are also available in the chandlery. The premises have moorings for up to 16 boats, along with a private slip and hire capacity for 6 boats, subject to a commercial operator license. On-site cafe facilities provide drinks, snacks and ice creams.

The sizable premises accommodate an attractive stone building, a fenced yard suitable for external boat displays, an additional yard to the side and a patio and outside seating area.

Internally, the chandlery incorporates boat display areas, engines display area and shelving for accessories.

Also within the premises is a mezzanine cafe with seating for approximately 16 covers. The kitchen has a 4-burner hob and oven, coffee machine, ice cream freezer and sink. There is also a customer WC and 2 x offices.

There is ample scope to enhance the business by increasing the boat hire availability and extending the cafe opening hours. Introducing a website with location and contact information would further boost the business. This could also incorporate on-line sales and a booking system for boat hire.

Leasehold business for sale - £30,000

Annual lease rental - £16,000

Lease length 10 years, review every 3 years

The freehold is available if preferred - £225,000
