Roydon marina is flood free

And bloody expensive, and right next to a railway line!

P.S. it's a river, if it rains an awful lot, it will flood. If you are not going to live aboard, you'll need to find a floating mooring or know there is someone who will slacken and tighten your ropes.

The Lee doesn't flood, though, it's properly canalised - there is a flood relief channel that runs parallel all the way from Feildes Weir - have a look on Google maps and you can see it. Any extra water gets diverted into there. In the worst times we've ever had for rain, it's been the flood relief channel that topped over, not the Lee.

 

The Stort floods 'a bit' but not that dangerously. It's only a small river. It also goes down quickly. It's more of an annoyance as we've got some of the lowest bridges on the system, so if you're planning a journey in the winter, you might be limited as to which bridges you can get under.

 

Both rivers are nothing like, say, The Thames or Trent when it comes to flooding. Boaters manage to cruise them all year round without problems. Neither rivers have any floating moorings (don't think I've ever seen any, anyway).

Apart from the problems with bridges, the flow on the Stort can get quite lively. Before xmas last year it was going through Harlow at about 5mph with a level rise in excess of a foot. The bw rubbish barge below Roydon road bridge got washed down to the elbow as a result.

No it's not. It flooded last year and people couldn't get off their pontoons. Bad initial design fault. Everything should have been a foot higher. Not the water of course. That would be silly.
