Quite. Anyone hopeful about buying it might reasonably have hoped on a lucky day it might a property might sell for significantly less than the guide price, and have turned up for this auction with say £160k in pocket hoping to get lucky. I wouldn't mind betting the auctioneer opened the bidding asking for £200k though, and it went up rapidly form there....

 

I think it is bordering on mis-selling or even dishonesty, this habit they have of consistently listing guide prices WAY lower than valuation. I can't remember the last time I saw a property sell at auction for the guide price or less.
