Limestone from the Caldon @ Froghall may be a possibility Cauldon Quarry (limestone). Down the track / tram railway to Froghall Basin - onwards via Narrowboats. Although the images I have seen of limestone at Froghall (below) was stoney texture/size - uncrushed. But they did have a crusher at Cauldon.

I know the property a little. The noise from AT depends upon wind but it's not excessive, the JCB track is not heavily used and noise not really noticeable. It was on for £1.25M. The weir can be noisy at times. IIRC the use of bridge across the river is limited to 6 times per year with a car/lorry. No restriction on pedestrian use for owner. Entrance at front is on a disused railway track - can cycle or use horse! Staffs prices are much lower than darn sowf. The parking is across the bridge next to a lovely pump house as below. This pump house has a fish pass/camera within for the salmon introduced into the river.

Froghall Basin is good for the Churnet Valley RWY. Cheddleton to Froghall is the best Caldon bit imo.

It's not just noise with living near a motorway above you it's the pollution too. Spent a day under a busy motorway and was feeling the effects the next day.
