  1. I honestly think he just likes the spot under the bridge. And while the idea of ramming his boat is definitely appealing, I'd rather not become as disrespectful a person as he is.
  2. I'm not necessarily going to try to personally take legal action against this person. I simply am trying to understand what laws apply so that I can be informed on how I can. Hence wondering of the British Waterways Act applied or not. And if it is actually legal to move his boat out of the way myself. And it is quite puzzling about who exactly owns the piece of land in question. It would completely make sense for them to own it all, I'm still trying to find out for sure one way or another.
  3. I'm not too worried about anything more sinister going on with the dock owners. Catalyst only bought the dock in order to build a new bridge over it and connect two of their developments together. They don't really want to own us and have no idea how to manage a dock (hence situations like this being able to arise). However, there is a mention of access to the marina not being blocked in the contract, so I should be fine there. I don't think there are any ulterior motives going on here, just mismanagement, disinterest and incompetence. Which will of course make trying to get them to act in any way more challenging. As for the mooring places, yes they are specified mooring spots. And he has a designated spot within the marina, he just chooses not to use it. I can't say why. I have asked, but he doesn't feel like letting anyone know. And the majority of the dock is definitely comprised of floaters, rather than boaters, but there are a few of us who like to go out.
  4. Yes, that's true. The owners and managing agent are next to useless, but I know I will have to try to get them to intervene. I was just hoping to find out what the legal situation actually is.

  6. Thank you everyone. I agree that it's definitely time for the owner to figure this out. I will focus on putting pressure on them to do what they need I'll have to have a read through and check exactly what the wording is. Good thought.
  7. It is an old canal branch, but quite a recent one. It was built around 1910 to service to the Maypole Margarine Factory. So it has existed since then, but was converted into residential moorings I think in the 90s. Would this then mean that the marina would necessarily be a part of this NAA and be paying CRT for access?
  8. Catalyst Housing own the marina. It's an actual marina- a spur off the Grand Union. I don't know if they pay CRT anything. They are generally incompetent as landlords and while they know about the problem, have yet to act. I hadn't heard about the NAA Access Agreement before. I will look into that, thanks. I would imagine it predates it though. I believe the marina has been residential since the 90s. That's the one.
  9. Hi everyone, I have a strange legal situation going on at the marina where I moor my boat that I could use some help with. My neighbour has decided to moor his boat across the only entrance to the marina, completely blocking access in and out. He says he will move his boat out of the way whenever is needed, but doesn't always. Myself and my neighbours have politely asked him to move his boat onto his mooring within the marina, but he won't. The marina is private waters, not regulated by CRT. The marina entrance is underneath a road bridge and is no man's land- neither owned by the marina or regulated by CRT and the highway authority claim it isn't theirs either. As direct appeals haven't worked, I'm now unfortunately looking at other options and have two questions I can't quite figure out in relation to this. 1. Does the British Waterways Act of 1995 (specifically section 18.1 and 18.3 where it talks about not obstructing the navigation and the ability to remove a boat which does) apply to private waters? While it defines "inland waterways" as those operated by BW, surely private waters aren't simply lawless areas?? 2. Am I legally allowed to move his boat out of the way to get mine in and out? Here, I'm thinking about the fact that my marina and the main canal must share an "easement of necessity" which he is therefore blocking. But am I allowed to just move his boat out onto the main canal and remoor it there? Thanks for any help on this. Trying to wade through legalese is confusing!

  11. Thanks a lot Nick, very helpful. I only described it as equalising charging as that is what it says on the LCD display on the Numax as soon as any 12v device is switched on. Is it just their term for it? Anyway, thanks its a lot clearer now.
  12. Hi There I have been searching through the archives regarding this and can't find a specific answer to my puzzle. We have a 30A numax charger and 2 batteries. We are on shore power only as no working engine. 12v used for 5 x 20w halogen capsule lights and one water pump just for kitchen sink (handy as we get fairly frequent mains power cuts). I'm trying to find out how this charger should behave with healthy batteries, as I recently replaced the ones I inherited with the boat, believing them to be shot. The reason I thought they were shot is that the previous owner told us she only turned the charger on every few days "when the lights got a bit dim". We found that we were having to turn the charger on more frequently than that. I have since been told that these numax chargers are designed to be left on all the time and the way she had been using them had likely done for them. They were only 18 months old and were thick plate leisure batteries, 110ah. Once we found out that the charger should be left on we found that it would come on to equalise charging whenever lights or pump were being used, and only switch back to float charging once lights and pump were both off. Then I got offered 2 brand new mercedes truck batteries for 100 quid, and they are maintenance free and only 100ah. They do not seem to have made any improvment and in fact are a little weaker. So my questions are: 1. Is it normal that the numax is permanently on equalise charging (ie fan comes on) whenever any device powered by the batteries is on? And if so are there any alternatives that make less noise? 2. What is the difference between equalise and float charging and should I expect float charging to stop after a prolonged period of no device being used? 3. I have an inkling that there may well have been nothing wrong with the old batteries and that this is why the new ones appear to be weaker, as they are an inferior spec, and if both new and old are in good order, new would therefore appear weaker. How is it best to test this? 4. Does it even matter if the batteries are shot if we are permanently connected to shore? Will we be using more shore power with duff batteries or not?   13. Thanks! I think I'll give that a try first and if it still leaks, replace the whole window.

I'm not absolutely sure (it hasn't rained in a while, so I haven't been able to see it in action), but I think it's leaking from the top corners of the hoppers where the rubber seal has broken and from there down into the bottom corners of the hoppers and into the cladding surrounding the window. The cladding has gone rotten and warped from water damage below each corner where the rubber has broken.
