£135,000 (Leasehold)

For sale due to the intended retirement of our clients, Linton Lock Marina is a delightful Inland
Waterways Marina located in a beautiful setting on the River Ouse at Linton, North Yorkshire.
This popular route and conservation site provides easy access to the city of York and thus
benefits from high boating volumes all year round and repeat business year on year. The Lock
was originally built by John Smeeton in 1767 to provide a navigable link between Rippon, York
and the Humber Estuary.
The marina itself has been established for circa 50 years with the business under current
ownership for 9 years. The business sale is by way of assignment of the existing commercial
lease and comprises of a 30 berth marina with chandlery, touring caravan and campsite, public
house and restaurant / café. The renewable lease is provided by the Canal & River Trust.

It's been off and on the market for a while now. One of the stumbling blocks is that CRT want a £150,000 bond for the lease. They will only except property as a bond. So if you want the lease, on top of the fee the current lessee is selling the lease for,  CRT want a mortgage free property worth £150k as a guarantee.

Shame as it could be a cracking business except for when the river floods.

Oh and the accounts and figures given were woefully inadequate.

The figures posted are a balance sheet, which is all that gets made public for a Ltd Co.

The figures a buyer would expect to be shown in confidence are the trading and profit and loss accounts. No small business would ever consent to those figures being made public, nor is it ever expected.

A lot more than first appears can be divined from a balance sheet though.
