Ridiculous price. 

 

Its nice enough but the access road is privately owned and there is one of Buckinhamshire's largest sewage treatment plants just across the River which does sometimes have a scent to it. Thames Water pump endless amounts of treated and untreated material into the River directly opposite there through a pipeline. 

 

Another factor which I personally really dislike is that the old gravel pits opposite are now used by jetski idiots so on summer weekends there is a horrible zoom zoom noise.

 

The road is an interesting question because until the late 90s these properties and moorings had no access other than by a footpath or a small launch to the other side of the River. 

 

When the road was constructed through land owned by Copas (big farming family in the area) there was quite an aggressive financial arrangement put in place whereby they took a percent of the property value. 

 

I know the area well and have spoken to a local about it and he said its quite an interesting setup.

 

Permission based road access across someone else's land is trouble I think.

Thats very interesting. Reading is generally awful and its right beside the railway but still a nice bit of freehold. Its not obvious if the riverbank is owned .

 

If it is that is worth a heck of a lot more than £200k ! 

 

 

 

 

Maybe Oracle will buy it...

The island is confusing.

 

There is an island further down which belongs to Tarmac maybe its that one. 

 

On the bend above Sonning lock.

I suppose if there is no direct road access that would lower the value somewhat. 

 

A nice site actually just far enough from Reading itself to not be too terrible. 

 

And a thousand a month income from the letting .

I know it quite well - Reading University Sailing Club used to be based there before the rowing lake was built; the students ran the ex-pub as a private bar (I think they even had kegs in the cellar) which was every bit as raucous as you might imagine. There was a tarmac road along the bank from the end of the Kennet, under the railway bridge, though I don't know whether it was a public right of way. It's definitely not on an island!

I believe the island is the small one furrher down on the bend above Sonning lock. 

 

To be honest with me I would be very tempted to buy that lot, live on the Boat on the island and let the rest of it for moorings and a maintenance yard. 

 

Its a real gem. The only thing it lacks is a way to get Boats out of water. 

 

A nice floating dry dock would be pretty cool.

I think 185k is very low - that's the "guide" price

 

My guess is that one of the TVP tech companies will snap it up for a lot more than it's actually worth

Looking on Streetview there is a hard surfaced path all the way, but a bollard under the railway bridge prevents vehicular access, the height under the edge of the bridge arch looks low, and the path is too narrow for vehicles. So no road access. In emergency you could probably get in from the other side through the Wokingham Waterside Centre but there are a number of (presumably locked) barriers in the way.

From the rowing club, plus £9.5k a year from the first floor flat in the pub building.

An auctioneer told me that it was the "come on" price, to attract interest. It could easily go for three times the guide price, if interested buyers turn up.

Yes. Near us an unremarkable 2 bed back to back terrace, in need of modernisation but basically sound, was put up for auction a year ago with a guide price of £28k. Certainly attracted my interest. But sold for £93k which was cheap but not bargain basement cheap. And nine months later was for sale again as newly modernised for about £160k, and sold quickly.

The conversation with the auctioneer was due to a similar sale, a Devon property was advertised with a guide price of £30,000, but went for £72.000. That was over thirty years ago, the buyer was from London, and had passed it every year when going on holiday, and dreamed of buying it.

That's the old Dreadnaught pub! Brilliant place when it was a pub. Always empty IIRC, which is why it was so delightful. No idea why it closed. 

 

Only access is a half-mile walk along the towpath IIRC so this might account for the low price. 

 

Also it is an auction. In my experience the 'guide price' is a work of fiction and bidding usually doubles or trebles it within 10 seconds of the bidding opening, then goes on to reach whatever you first thought the site ought to be worth, plus about 25%.

Oracle park is a funny place if you moor there. There are no signs prohibiting mooring but you can't moor there ;)

I was quite amused by how persistent the gentleman was about not being able to moor there and when he left I put my binoculars on his vehicle and saw someone watching me with binoculars. Then I left !

Is it? I mis-read the listing then!

 

£700k for the freehold is a stoopidly low guide price. Oracle corp can put road access in! 

 

I've no doubt the vendor has already approached Oracle and been told 'not interested'. 

 

An interesting power play going on here. I think you're right and they would like to buy it but are just playin' hard to get.
