As title asks. If you had a choice. Private or C&RT residential mooring?

Posted

I'm in a marina but if I was looking for an online mooring I think I'd be looking for private. As far as I can tell, from speaking to people on private moorings and looking at the CRT moorings website, the CRT moorings appear to offer poorer value for money.

Yes some are awful. As I need address for income. Plus care. The 3yrs contract and attachment to council. I feel my hands are tied.

What I meant is

I feel I don't have ability to look at private.

We used a marina but were heavy leisure users rather than liveaboards. Not perfect but we made good use of the reciprocal mooring agreement during our travels (Aquavista), if that would be if benefit to you.

I'm not sure I've ever seen a CRT residential mooring. Not one with a postcode.

I think there are a few, even if only as a result of historical accident. Those at Little Venice come to mind.

Ah you're right, I'd overlooked London. I'm pretty sure Engineer's Wharf is full resi too. And I'm pretty sure Magnet Man says his London mooring is CRT resi.

From https://www.watersidemooring.com/Home/WhatWeOffer

"Berths at a Waterside Mooring are usually let for periods for 12 months or more, with the ability for customers to renew at the end of the term.  They are predominately offered for private leisure customers, although in a few locations we do provide moorings for residential use (i.e. those with formal planning consent)."

Using the search tool on the site with unlimited radius and both vacant and available moorings shows CRT have 3211 leisure moorings and 448 residential (of which 11 are currently available).

I'm sure some of the online moorings along the Fossdyke in Lincoln are fully residential.

Yes they are marked on the map above.

Suspect that on a private mooring you probably have less security of tenure, but may have more flexibility to negotiate stuff.

You have no security of tenure on any mooring, even one which is officially residential. But your mooring contract may specify the minimum notice the landlord needs to give you. As noted above the CRT moorings are usually let for fixed periods of 12 months with an option to renew at the end of that period. But if a moorer is too much of a nuisance I suspect that renewal offer might not be forthcoming.

Notwithstanding CRT's view, I suspect full residential moorings might acquire security of tenure once the new "Renters Rights Bill" passes through parliament and becomes law.

Yep which is why I said "less" having seen several private operators chuck people off at very short notice and/or for no apparent reason. Of course CRT and the bigger operators will have T&Cs that specify notice  periods etc. Suspect the farmers field type will be no more than a verbal agreement and nod....

My farmer's field moorings have been with a signed contract. Current one specifies non residential, the other two didn't mention it and both had people living long term. The second one differentiated on price, the first didn't. All just on annual contract and no security.

That depends on how a residence is defined. The language may specifically include or exclude caravans and/or boats, or it may be implicit in the text of the Bill, subject to amendment. Someone with more time and inclination than I would have to look it up.

I'll be impressed if they can, given no draft of the proposed bill has been published yet! (AFAICS)

You know. Now I don't think it matters. It's what I can get. I want residential. I have 1 family member ( will say i love her dearly. Just incase she reads. My ability to offend amuses her 😆). I need an address. I need a base. I will be out cruising whenever I can. Me my dogs and hopefully partner. He's a bit flaky but me and Rosie it's our life.

Tell you I was watching one of many canal videos. A lady aged 82yrs old after losing her husband. 40yrs + still on canals. Doing locks dealing with her boat. Fantastic woman. At going on 49. I think wow. Beginning of my life?

Pretty amazing.

There are, or were, 5 around Birmingham. Plus Gas Street maybe.
