London based, wideboat builder and provider of residential moorings up for sale

The current business has operated on the site since 1985 and owns the freehold of the land adjacent to the residential moorings and has a long established lease from Mitchell and Butler for the boathouses and frontage. In 2007 the mooring were refurbished and new floating pontoons fitted. At that time we started building widebeam canal boats for the residential market. Since then the company has built over forty 57-60ft canal boats. The last was delivered in October last year. Close to all of the wide beam residential boats at Harts boatyard were built on site by our team. Since covid, the River Thames has become a very popular leisure amenity and to cater for this we have established two new fleets of electric hire boats, one at Harts Boatyard and one at The Mitre Hotel Hampton court. We also have a classic 1897 Gentleman’s launch called ‘Em’ which is very popular for weddings, anniversaries and corporate days, this vessel operates between both sites. We have full workshop facilities in our boathouse and undertake all types of repairs, refurbishments and can build new boats to order. We currently have 16 widebeam canal boats on the moorings 13 of which are residential.There are also a number of smaller leisure moorings and the total income from the mooring exceeds £200,000. We have an established Sales and brokerage side catering for boats on the mooring and the general public. Check our websites for further details. The company owns a large houseboat that can be used for staff accommodation, as a sales office or can be a rented air B&B.

Something very odd about the Financial Information. How do Directors Remuneration, Legal and Professional Fees and Depreciation turn a net loss into a whopping profit?

And what has happened to cause such large legal and professional fees over the last couple of years?

I wonder if Mitchell and Butler have something to do with it. 

Probably a land ownership dispute of some sort. Also it is slightly interesting that the land owner (riparian owner) does NOT own the river bed downstream Staines on Thames. Above they do own to half way by law but below the London Stone (roughly Staines rail bridge) they don't. The boatyard does not own the land beneath the boats which are on finger moorings. 

 

Given what is going on elsewhere in the area with regards to land ownership (adverse possession claims around Molesey) it could be a real can of worms. 

 

 

 

 

 

 

 

There is also a very large scale sewer project about to get underway immediately upstream of the boatyard. Compulsory purchase or allocation of riverbed land to the sewerage company could be interesting. 

 

 

The boatyard is immediately downstream of the intake (red arrow) on the same side.

That would be pretty naughty considering how many residential boats are berthed there. 

 

The legal and professional fees bill in the accounts shown by @David Mack are quite impressive. Definitely some issues there ! 

 

£200k a year income from the moorings and a £350k legal and professional services bill last year.

 

Hmmm. 

 

It would be interesting to see what happens to the boats if it did turn out they were not allowed to be there.

 

It would not be the first time this sort of thing has happened in the area. 

 

Some yars ago moorings were put in above Molesey lock by a Dutch geyser and vastly expensive houseboats sold which turned out to have no right to be there and had to be removed.

  1. In c. 1750 the approx. 0.6 metre-tall half cube on a tall stone pillar was moved about 500 metres upstream to a site at grid reference TQ028718 by the river in the Lammas Pleasure Ground.
  2. In 1986 the stone was moved to the Old Town Hall Arts Centre, Market Square and a replica was placed in the Pleasure Ground.
  3. In 2004 the original was moved to Spelthorne Museum, Spelthorne Library, Friends Walk/Thames Street.[3][4]

 

 

So yes it was further down but it looks like it was by the road bridge not the rail bridge. 

 

Interesting to note that the item in the pleasure park is a replica. 

 

 

 

 

The railway bridge is about 1,000 yards down from Lammas pleasure park so if it was moved 500yards upstream to get there the original location must have been somewhere near the main riverfront where the Colne/Wraysbury rivers flow into the Thames. 

 

Makes sense for a confluence to also be a boundary marker.
