Property law can be a minefield and many boundary issues end in expensive disputes, in some cases serious assault and murder!  Boundaries can and may be shown on deeds but with older property boundaries may have changed over the years. If a person/body has been using land (doesn't have to be neighboring land) for 10 or more years, then they can claim 'adverse possession' and ownership of that part of the land they have been using (squatting). If the property is registered at the Land Registry questions of boundary can be resolved, however, Land Registry base their records on deeds and other documents of ownership so any mistakes or boundary changes can be replicated on the Register. When property changes hands law requires it to be registered so eventually all land will be registered. There's no legal requirement for unregistered land not changing ownership to be registered but it would be wise to do so as this makes sales and ownership transfers much easier. If the Land Register has mistakes any appeal has to be lodged at the Lands Tribunal within twelve years to get any corrections considered, note they consider the correction.  Only in exceptional circumstances will the Land Tribunal accept an appeal beyond twelve years.  The Register will identify ownership but also any rights, right of way,  privileges, mortgages and responsibilities on that land.  This could be access, the type of access (pedestrian, vehicular, animals etc) running a drain under the land or who maintains the fence for example. These are called 'Charges' and will appear on the Register of that particular property, Charges will not be shown on the Register of any land/owner who enjoys that right etc.  Anyone can get copies of registration from the Land Registry for about £3.50.

  2. Yep, go for the cheap ones. Don't run them to low, check electrolyte regularly and land line charge if poss. I bought mine from Tanya Batteries eight, yes eight years ago. They still serve my needs and I cruise about three or four hours a day then a couple of days stop over without further charging until I get back to base. Or if on a long cruise I may overnight in  marina with hook up to top the batts up. If I got expensive batteries I'd be scared to death of wrecking them.

     It's an extension to a piece of moving artwork, the spec for the ring (metal or hard plastic) is 56mm internal diameter, round profile cross section 3 of 4 mm. Because of the design a 'just about' internal dia won't work with project in its current form. Seems I've learnt the hard way to hear sizes are not an industry standard so I will have to rethink. Thanks for everyone's help

  5. Travelling on the Shroppie at Hurleston Junction I noticed. Series of white posts in groups of two, three and four. They on the embankment of the resovoiur dam opposite the main line towpath. Any idea what they are for? Have asked a couple of locals and long-term moorers but no luck. Satisfy my curiosity please.

    But people do take holidays on hire boats - hence why (according to the other thread) overnight boat hire now qualifies for the reduction

    It's the inconsistency I am complaining about , viz marinas are 'holiday accommodation' for March restrictions but not holiday accommodation for vat relief. BTW I use marinas often for overnight or longer when cruising. 

  7. Just to let you know I have written to my MP pointing out the injustice. That is marinas were classed as holiday accomodation when the restrictions were imposed but not so for reduced VAT. Another inconsistency in govt management of Covid crisis. Not sure what good it will do but if others did the same it might stand a chance

     

  8. Thanks for the tips particularly leaving paint for a number of months.

    I note Craftmaster recommendations but I believe this is a polish, in my experience it brings off some of the paint as indicated by colour residue on the cloth. In other words it's doing its job by smoothing out the surface and removing swirls etc.  I wouldn't fault it for a refresh/refurb but new paint needs wax not a polish. Any recommendations for a wax would be appreciated

I need to replace a logo badge (car badge size) and was hoping to use services of 3D Printing service or logo manufacturer. it's only a small piece and needs to be made from some sort of hard plastic. A long shot but hoping a forum member has a contact. I would prefer NW England but not essential. Thanks in advance
  10. I have the bungee with ball type fasteners, trouble is they quickly lose their stretch and become ineffective. I've tried various sizes thinking I may have overstretched the bungee but the result is the same. Is there a simple alternative (without fitting new securing points to the cabin sides), or is there a recommended quality bungee/ball fastener resistant to stretch?

    Advice appreciated.

    Absolutely no issues what so ever with the need for a generator, it’s just the constant use every day late into the evening that is becoming quite disturbing. Not sure what is best to do as it is heard over the television it’s so loud & disturbs our sleep also some evenings. 

     

    This could be deemed a Statutory Nuisance under Environmental Protection Act. Ideally speak to the guy should be the first option but I can understand everyone may not be comfortable with doing this. Better still send him a letter or deliver a letter outlining the problem and identifying a solution such as turn off at 8pm. Assuming this doesn't work or you are not keen on approaching the chap, the first point of call is the Local Authority in person armed with a log of events. If neighbours are affected get them to agree to support your case. Local authority cut backs does not relieve them from their statutory responsibilities so don't let them fob you off.  You can take a private action against the offender for very little cost and is not overly complicated as a DIY initiative  but if you engage a lawyer the cost will run up. Local Citizens Advice may be able to help. Action could be collective if your neighbours are with you and will share the cost.

     

    Above all do not adopt any of the stupid suggestions such as chucking water on the generator or spuds up the exhaust or anything of the sort
