  1. Hi All of the above - and include dieing and drug addicts. Don't go for expensive homes with a view to getting better clients, even 'up market' tenants can be just as bad as the ones on benefits. Expect them all to give you some problems, there is no such thing as 'easy money'. Buy cheap, sound, houses to maximise the returns and collect the rent yourself. It gives you the opportunity to check out the property once a month and you will create a personal involvement when there are problems. Open another bank account to keep a check on income and outgoings for your accounts. Not a business account one - you will get charged. Your name @No2 Always take two months rent up front to cover for the damage when they move out. Not a bond - there are legal requirements to keep a bond in a special account. If the tenant is on housing benefits then try and 'persuade' them to have the housing benefit paid directly to you.   2. The only difference i can find between any of these bottled gas's is that propane will work at lower temperatures. Buy a propane regulator and bottle. Alex

  4. For some reason my engine stopped after running for 10 minutes. The first indication I had was a drop in revs, I went and checked the engine and the revs were continuing to drop. I had throttle to try and keep it running but slowly died untill it stopped with a lot of black smoke. I assumed it was lack of fuel but I've added 20 Ltrs and checked/bled from the filters to the return pipe from the engine rail - all OK. The engine still will not start. Any help appreciated guys Alex

  8. Filling a bucket of water Try thinking as Volts as the pressure (in a hose) Amps is the amount of flow (through the hose) Watts as the amount of water needed to fill the bucket. High volts and low amps will fill the bucked or Low volts and high amps will required to fill the bucket. Therefore the formula is - Watts (water in the bucket) equals Volts times Amps Amps is Watts divided by Volts Volts is Watts divided by Amps Its easier to remember the formula by drawing a triangle with a horizontal line across it, above the line write a W below the line write AxV the horizontal line is the divide by line.   9. The alternator will only be under any load if the battery's demand it, no matter how big the alternator. Running an engine under load is an old wife's tale - post 1965(?) - with the introduction of modern engines and lubricants. Alex

  12. It will only become an issue if you find you are running out of electrical power overnight. If you have a small consumption and travel a few hours every day the alternator will be quite adequate. Alex

  17. I did manage to fit one from B&Q but I had to cut down the fibre glass base to its minimum. it just went in after scraping off the foam insulation in the roof at one point. Height is always going to be your enemy in a narrow boat. Alex
